WELCOME TO

UPPER & LOWER TYNER

INCLINE VILLAGE NEIGHBORHOOD

ABOUT

Welcome to the Upper and Lower Tyner neighborhoods, situated towards the eastern end of Incline Village and bordered by the Mt. Rose Highway to the south and the Incline Creek to the east. These forested neighborhoods are home to the Tyner Highway, affectionately called so by locals, which runs from the top of one canyon down and around to the top of another. The Second Creek drainage acts as the demarcation line between Upper and Lower Tyner neighborhoods.

Lower Tyner, slightly lower in elevation, is bordered by First and Second Creeks, while Upper Tyner is bordered by Second Creek and the Jennifer Drainage on the East side. Here, you'll find a range of homes from original Tahoe cabins to luxury custom homes, many offering stunning views of Lake Tahoe's East Shore and Sand Harbor, as well as mountain and canyon views.

The terrain is heavily wooded with spacious private lots featuring a variety of single-family homes, from older cabins and smaller homes to spectacular modern mansions. Upper Tyner's elevation provides many homes with lake views, from peeks to panoramic. At this elevation, the Upper Tyner neighborhood is a snow lover's paradise, receiving up to a foot more accumulation than at lake level. The steep canyons in this area collect Sierra snow which feeds multiple creeks that tend to flow year-round, emptying into Lake Tahoe.

This neighborhood is a haven for dog owners, hikers, and trail runners. Easily accessible trails, including the Barbara Loop hike and various connecting trails through the canyons, make it an ideal spot to get away from summer crowds on the main trails in town. It's also perfect for snowshoeing and backcountry skiing without ever having to get in your car. The neighborhood trails will connect you from your home to the Tahoe Rim Trail and lead you up to well-known Riffle peak.

To get to these picturesque neighborhoods, take the gently winding roads up the mountainside parallel to Highway 28/Tahoe Blvd. Experience the peaceful and quiet Upper and Lower Tyner neighborhoods, perfect for those looking to escape the hustle and bustle of everyday life.

Are you a hiking or mountain biking enthusiast? Look no further than the forest trails adjacent to this neighborhood along the Mt. Rose Wilderness Area. The access to these trails is nothing short of spectacular, offering breathtaking views of the surrounding natural beauty.

INSIDER TIP:

If you're in the market for a home in this area, there's one thing you should keep in mind - the slope and orientation of the driveway during the winter months. Investing in a heated driveway may be worth considering, especially if you plan to live here year-round. Don't let the long winters deter you from enjoying everything this neighborhood has to offer.
